The Critical little steps to selling your home:

  1. Take a critical look at your property and decide if you need to decorate BEFORE you go on the market.
  2. Check that any deferred maintenance is completed prior to instructing an Estate Agent
  3. Obtain 3 independent valuations from local Estate Agents - take the middle valuation never the highest - if your serious about selling.
  4. Instruct an Estate Agent or try a 'sale by owner' scheme. Ask about joint agency over sole agency. That way you keep your options open and your agent on their toes!
  5. Inform your current mortgage lender that you intend to redeem your mortgage. You need to check the balance on redemption and if any early redemption penalties exist.

  8. Buyer makes an offer.
  9. Offer is accepted/rejected. Once in writing you are committed to the agreed price.
  10. Instruct a solicitor
  11. Survey is commissioned. We would strongly recommend that if you think that your property may have any problems with a survey, that you bring in a reputable builder to give the property a once over. Their advice will be free. Key areas to check out are ceilings, tiles, and damp.
  12. Survey results will be satisfactory/unsatisfactory.
  13. This is where the offer can be withdrawn, revised or confirmed. A further survey or report might be required at this stage.
  14. Buyers and sellers solicitors begin conveyancing
  15. Exchange of contacts
  16. Legal completion.
  17. Move in dates agreed. Make sure that these dates do suit you for your move in to your next property. You can delay the dates to align this with your move, within reason. The key here is to keep all parties informed every step of the way.
