To find a home, buyers have many choices: look in the newspaper, see a sign, drive around the area or scour the internet. Then call the Estate Agent whose name is on the sign or in the ad. Buyers are usually required to make many telephone calls as a result of property ads and signs, and eventually make contact with an agent that will send them details of the properties they identify, then more phone calls to arrange appointments to view the properties.
The many agents you will be dealing with will be the agents of the seller, and they are legally obligated to get the best price and terms for their client (the seller), not you the buyer.
So who is representing whom?
Very rarely will an agent be more active than is necessary on behalf of the buyer. They know that you can shop around and buy from their neighbours, and you have no allegiance to any particular agent, so they are unlikely to make significant effort on the buyers' behalf.
However, if you are a busy professional, you know the time and effort it takes for you to scour the newspaper listings, contact the various estate agents, and even searching the internet for the many useful sites offering property information can take time. Any and all of these activities can detract from the things you really want to spend your time doing.
In addition, searching for property in this way will only provide you with listings and ads that match your quantifiable requirements - i.e. price, size, location. They rarely match you unquantifiable needs - your aspirations, the right ambience, the very best in neighbourhoods, that character you long for.

You will receive:
- A personal consultation to establish your requirements both quantifiable and unquantifiable.
- From this personal specification the Home Hunter will scour all the sources available to narrow down your ideal home.
- You will be presented with an agreed selection of property details that match your defined criteria.
- On approval, appointments will be scheduled for you and your family to view the appropriate properties.
- If required, the Home Hunter will accompany you on the viewing to advise you, and ask questions of the vendor on your behalf (an additional fee will be charged for accompanied viewings).
- The Home Hunter relocation specialist will also advise you on any points that may be of use to you in final negotiations.
A single Home Hunter commission is provided for up to a 3-month period, the average number of properties reviewed and recommended is between 6 and a 30.
All this for either a fixed commission, or a percentage fee, depending on the value of the property you buy.
One Off Registration Fee: £250
A Home Hunting specialist will meet with you personally and conduct a personal interview in order to identify your personal requirements, either at your home or at a convenient location. Once you have registered and we are happy that we understand your needs, the Home Hunting will commence.
Completion Fee:
£500 - for properties value up to £150,000
0.5% of the property value in excess of £150,000
A completion fee is charged once you make an offer on a property and indicate your search is complete, or after an elapsed time of 3 months, whichever is the sooner.
